We describe the kitchen, the living room, and the bedrooms we entered.
Owned
An owned building is one the purchase has finished and the sale has not started. It stays in our name until we decide to sell it.
When the purchase completes, we write a short file for that address. It is for us, and later for a buyer.

Plain condition: a new kitchen, a tired room, an empty house.
The file does not invent a loft or a garden we have not stood in. If a room needs work, the file says so. A buyer should know what they will walk into.

We do not dress the building up. The words stay as plain as the visit.
When we choose to sell, we set the price. It is not an invitation for other agents to list the same building.
You can ask what is included. You cannot ask us to sell a different owner’s house at the same time.
A viewing is arranged by email for that building only. Do not arrive at 596 Green Lanes expecting several homes in a row.
If the time no longer works, reply on the same email and we will set another slot, or close the viewing.
Paying rent, or asking to live in the building while we still own it, is outside this work. The company keeps the property until a buyer completes.

If you are selling to us, there is nothing to view yet. Send the address you want us to buy. We will say yes with a price, or no.
If you are buying, name the part of London you want. We answer only when we own a building there.
